Our Services

Fees & commissions

We may charge you a fee, actual fees and charges will be explained by the adviser prior to application & submission to a lender and are detailed in our Terms of Business and in your mortgage illustration. We may also receive commission paid by the Lenders. We do not charge any upfront fees in any circumstances. There may be additional costs relating to the mortgage we recommend to you, and these will be detailed in the mortgage illustration which we will send to you.

Anti-money laundering checks & disclosure

All transactions relating to our services provided are covered by, and adhere to, the Money Laundering regulations and the Proceeds of Crime Act. Our responsibilities include, but are not limited to, verifying the identity and address of our customers and no application will be submitted to a Lender until such verification has been obtained.

This process involves obtaining verification of your identity using documents such as your Passport or Driving Licence and for your address a utility bill, bank statement etc. Identity verification checks may include electronic searches through the Electronic Identification Verification Service, electoral roll and use of credit reference agencies. Consent for us carrying out the appropriate verification checks will be obtained from you and stored on our system. Depending on the level of verification generated we may need to contact you for additional information or documentation. We cannot accept responsibility in instances where placing business is delayed due to these regulations.

We reserve the right to make further enquiries into the source of your funds or wealth to ensure we meet our regulatory obligations. We will require proof of your income and expenditure to satisfy these requirements.

We may check the details you supply against those held on several specific databases. Online verification credit reference agencies have access to, for example information from the Electoral Register and fraud prevention agencies. Scoring methods can be used in the verification process as this gives a more thorough check of the available data. A record of this process will be kept that may be used to help other companies to verify your identity.

It is important that the information you provide is both accurate and honest, and a true reflection of your circumstances If false or inaccurate information is provided, or if a reasonable suspicion of fraud or any other criminal offence is identified, we may make the appropriate search using a reputable online credit reference agency and will keep a record of this search in line with the anti-money laundering rules and the General Data Protection Regulation. We will pass information to organisations involved in fraud prevention to protect ourselves and our customers from theft and fraud, such as fraud prevention agencies, law enforcement agencies and regulatory bodies who may access and use this information to prevent fraud and money laundering.

Failure to disclose relevant information, or change of circumstances, to a provider or Lender may result in your mortgage product being cancelled or withdrawn.

Credit reference checks

To process your application, we may search the files of licensed credit reference agencies, who will keep a record of the search, to confirm your particulars and for the purpose of a credit assessment. A record can be kept of such searches which may be used by other lenders in assessing future applications for finance by you and for fraud prevention. These organisations may use this information in the future to help make credit decisions, prevent financial crime and to trace debtors.

Information held about applicants by credit reference agencies may already be linked to records related to one or more of your partners or members of your household. For an application, you may be treated as financially linked, and the application may be assessed with reference to any ‘associated’ records.

We may also, as part of the application request a Lender’s Decision in Principle. This would involve the Lender conducting either a soft or hard credit search on all applicants, which may leave a mark on your credit files and can have a negative impact on your overall credit scores.

Consent for us carrying out the appropriate verification checks will be obtained from you and stored on our system.

Mortgage illustration

We take every care to ensure the accuracy of the quotes which are based on the latest information available from the lenders at that time. However, the lenders on the panel reserve the right to change % APR or % APRC rates and underwriting criteria at any time and without notice. This may result in a change to the mortgage offered to you or may result in the mortgage offer being withdrawn.

The accuracy of the quotes depends upon the accuracy of the information you have provided. We and the lenders on the panel will conduct checks to verify the accuracy of the information you have provided. If information you have provided changes because of these checks, the original offer may be changed or withdraw.

The expected time periods from submitting your application to receiving your mortgage funds are only a guide. Any delay in the returning of your documents, proof of income or identification and/or delays with any third party we or the lender use to process your application, may result in your application taking longer to complete.

Debt consolidation: If you’re thinking of consolidating existing borrowing, please be aware that by consolidating unsecured debts and adding them to a mortgage although you may reduce your monthly outgoings you may be changing the interest rate and extending the loan terms which may result in you paying back more interest in the long term.

Adding Fees: If you choose to add fees to the mortgage they will be included in your monthly payments & you will pay interest on them over the term of the mortgage which can increase the total cost of the borrowing and if you settle early, you may pay back more than you received.

Interest Only / part interest & repayment: Please be aware that by having some or all, of your mortgage on interest only you will still have a mortgage balance at the end of the term, and you will need to have sufficient funds to be able to repay the mortgage in full.

Lending into retirement: If you opt for a mortgage term that takes you past your state retirement age you should be confident that you have either sufficient income to be able to continue your mortgage payments until the mortgage finishes or sufficient funds to be able to repay the mortgage balance in full.
